When it comes to vacating your commercial office and/or warehouse, a proper vacate clean is essential in ensuring your bond is returned in full. In this blog, we’ll go over the checklist PetraClean uses when we perform vacate cleans for our commercial customers.
Windows
External windows – Stains, smudges and other discolourations are extremely obvious on glass windows, and will be immediately obvious to anyone inspecting your premises. Therefore, you’ll need to ensure all internal and external glass is cleaned to a very high standard.
Fascia and soffits – While you’re outside cleaning any external windows, you’ll also need to clean the building’s fascias and soffits, including removing any stains and cobwebs. If your building is a light colour, including white or grey, you’ll need to pay special attention here.
Fly and security screen – Dust often accumulates in fly and security screens, as well as other dirt and insects. You’ll need to complete a deep clean in order to remove any debris.
Track and sills – A hotspot for dust and critters like dead flies, moths and spiders, you’ll need to ensure the track and sills of your windows are cleaned thoroughly.
Office partitions – While not technically a window in the traditional sense of the word, glass office partitions are common in commercial premises, and will require the same careful cleaning as glass external windows.
Floors
Carpets – If you have any carpet in your commercial office or premises, you’ll need to ensure that you remove any stains and/or discolouration, restoring your carpets to the same condition they were in upon move in. We recommend investing in a full commercial steam clean and extraction, which will ensure the deepest parts of your carpet will be cleaned.
Vinyl – Common in office and commercial spaces due to their hardy nature, you’ll have to restore your vinyl flooring back to its original state. This will include a vacuum, treatment and mop, and most likely, a strip and seal. Just like polishing hardwood floors, a strip and seal involves applying a number of coats of protective sealant to your floors. It will protect the floors for years to come, but most importantly for your inspection, have your vinyl floors looking as good as they did on move in day.
Tile – Common in bathrooms and kitchens, tile can be tricky and time consuming to clean thanks to grout, which is prone to staining. At PetraClean, we recommend the use of an industrial strength degreaser which that will remove general dirt, grease and grime. Of course, you’ll have to combine this with gold old fashion elbow grease – at PetraClean we recommend the use of a stiff, short bristle broom. Once you’ve finished cleaning, it’s important tiles are wet vacuumed to remove all liquid and dirt, having them looking fresh and clean for inspection.
Concrete – If your commercial premises includes a warehouse space, it’s likely you’ll have a concrete floor. Even with regular cleaning, there’s only so much regular mopping and vacuuming can do to combat years of grease and grime. At PetraClean, we recommend using a commercial grade degreaser, followed by manual scrubbing to lift any dirt and stains.
Bathrooms
Toilets, showers and basins – Your bathroom will need a full commercial clean in order to remove any staining, plus limescale or soap scum build up. This includes industrial strength chemicals, and usually hours of manual labour.
Walls and floors – Most likely tiled, the walls and floors in your bathroom will need the same full clean mentioned in the floors section of this blog.
Kitchens
Fridge and appliances – Office fridges can get downright gross after years of sustained use. You’ll need to give all parts of the fridge a deep clean, paying special attention to the fridge seals. All other appliances will need a deep, degreasing clean.
Fittings – Deep clean and sanitise of sinks, taps, drain outlets, and other fixtures.
Cupboards – Cupboards will need to be completely emptied, dusted, and deep cleaned to remove any stains.
Walls
Whether your walls are brick or plaster, you’ll need to ensure they get a proper scrub down to remove any marks or stains. As a bonus, cleaning your walls will also mean your painters will have a blank/clean canvas to paint on, as it’s likely you’ll need to patch any damages and repaint as well.
High cleaning
You’ll need to ensure all high areas of all areas of your premises have been sufficiently cleaned and cleared. This includes a deep clean of air conditioner units, vents, and light fixtures, as well as both the removal of cobwebs (spiders love high areas to nest and spin their webs), and any other residue.
In our vacate cleans, we’ve found that businesses who use machinery often accumulate heavy grease and staining on their ceilings. If this is the case with your business, you’ll need to use industrial grade cleaners and proper scrubbers to remove this.
Furniture
If your lease came with furniture, such as desks, chairs, and couches, you’ll need to ensure you restore these to the original condition in which you found them. This includes the removal of any soiling and stains, and returning it to its original colour (you’ll be surprised by how much furniture can discolour after a few years).
The best way to do this with fabric furniture is with an upholstery wet vacuum clean, with chemicals that have been spot tested to ensure they won’t stain your furniture.
